Measuring 120m x 80m, the typical Vancouver city block in Downtown Eastside boasts of possibilities as a well laid-out city grid.

A mixed-use development consisting of commercial office space, hotel, pop-up retail, residential and parkland would sit blissfully within the block. Commercial spaces above make financial viability, symbolically “supporting” the standard-unit structural frame below that receive prefabricated residential units made of CLT timber and flexible enough to change over time.
